Gwinnett condos close to landmark

Jason Munson believes the condominiums he is developing off US 78 eastof Atlanta have many fine selling points. But Mother Nature gets creditfor one of the strongest.

The clubhouse and homes afford a dramatic view of Stone Mountain, themassive granite landmark sitting next door in Stone Mountain Park.Observers can make out the edge of the famous mountainside carving, and"at night you can see it really well," Munson said.

Carol Mitchell, one of the first residents of the Villas at Stone Mountain, already has discovered the mountain's magic.

"I can sit in my living room and watch the sunset behind the mountain,"she said. "It's a wonderful view. I can just sit on my sofa eachevening and see it. It's delightful."

The Villas at Stone Mountain is a complex of 104 ranch condos beingconstructed off East Park Place, just east of the DeKalb-Gwinnettcounty line. About 50 of the units have been sold or are undercontract, Munson said.

The Villas offer four floor plans, each with two or three bedrooms. Onetownhouse plan is included; the remainder being one-level ranch units.The homes range from 1,200 to 1,800 square feet and include a doublegarage, laundry mom and storage attic.

Lots are small, and maintenance is the responsibility of the homeownersassociation, to which residents pay monthly fees. The fees, rangingfrom 8150-5370 depending on the floor plan of each home, also coverwater, sewer, garbage collection and fire and hazard insurance.

The homes' exteriors feature brick or stone and HardiPlank, a masonryproduct made of concrete and cellulose, Munson said. Two floor plansoffer garden patios, while another one offers a veranda that isscreened in but can be upgraded to a sun room.

Inside features include Palladium windows, cathedral or vaultedceilings, built in plant shelves, gas-log fireplaces with push-buttonstarters, doorways wide enough for wheelchairs, and large masterbedrooms and baths with double vanity.

Mitchell, who moved to the Villas several weeks ago, works at DeKalbMedical Center as a clinic coordinator and wanted something closer towork. At age 52, she has two grown children, and she left afive-bedroom house on one acre of land in Lilburn to move to theVillas.

Mitchell said her new home provides ample space and generous storageareas. It also provides something that many condo units do not - adouble garage.

That is important to her, she said, because she is on call at thehospital and often has to work odd hours. The double garage allows herto enter and exit her car in privacy and with security.
